Extend Your Roof's Life by 10+ Years Without Replacing It

If you have a flat or low-slope roof — commercial building, church, warehouse, apartment complex — and it's not actively failing, a professionally applied roof coating system may be the smartest investment you can make. Done right, a silicone or elastomeric coating restores the waterproofing layer, reflects solar heat, and extends the roof's service life by 10 to 15 years at a fraction of the cost of full replacement.

Fortified Home Solutions installs silicone coating systems, elastomeric (acrylic) systems, and hybrid coating systems on EPDM, TPO, modified bitumen, built-up roofs, and aging metal roofs. We start with a thorough inspection and moisture survey — we won't put a coating over wet insulation or saturated substrate, because it won't work and it's a waste of your money. The inspection determines whether coating is the right solution or whether sections need to be replaced first.

Silicone is our most-used coating for low-slope commercial applications. It bonds directly to the existing membrane, stays flexible through Alabama's temperature extremes, and is highly resistant to ponding water — which is the death of most flat roof systems. It's not the cheapest option up front, but silicone coatings hold up better over time and require less maintenance than acrylic systems in high-humidity environments.

Elastomeric and acrylic coatings are cost-effective on metal roofs and as top coats on smooth-surface modified bitumen. They reflect UV, reduce heat gain significantly, and can be refreshed every several years to extend performance. Many of our commercial customers use a maintenance coating program to manage their roof assets on a rolling basis rather than facing large replacement costs all at once.

💧

Silicone Systems

Best-in-class for ponding water resistance. Bonds to EPDM, TPO, modified bitumen, and metal. Stays flexible through temperature extremes. 10-year warranty options available.

🌡️

Elastomeric & Acrylic

Reflective coatings for metal roofs and smooth-surface membranes. Reduce cooling loads, extend roof life, and refresh easily every 5-7 years.

🏢

Commercial Flat Roofs

Churches, warehouses, apartment complexes, office buildings — we coat them all. Save 40-60% compared to full replacement on a qualifying roof.

🔬

Moisture Survey First

We inspect for wet insulation and substrate saturation before coating. We won't coat a wet roof — that's not a fix, it's a problem that gets worse.

☀️

Energy Savings

Cool-roof rated coatings reflect 80%+ of solar energy. Real reduction in summer cooling costs on commercial buildings.

🔄

Maintenance Programs

Annual inspection and maintenance coating programs to keep your roof assets performing and avoid large unexpected replacement costs.

When to Coat vs. When to Replace

✅

Good Candidate for Coating

Less than 25% of the insulation is wet, the substrate is structurally sound, and you have 5+ years before planned replacement or sale. Coating makes financial sense.

⚠️

Marginal Candidate

Some wet spots but mostly sound substrate. We may recommend targeted repairs first, then coating over the whole roof once problem areas are fixed.

❌

Not a Coating Candidate

Severely degraded membrane, widespread wet insulation, structural decking issues, or significant ponding without slope correction — replacement is the right call.

🏆

We'll Tell You the Truth

If your roof needs replacement, we'll say so. We'd rather lose a coating job than put money in your pocket and coating on a substrate that's going to fail in two years.

How a Roof Coating Project Works

1

Inspection & Moisture Survey

We inspect the full roof surface and conduct a moisture survey to map wet insulation. This determines whether coating is viable and where any repairs need to happen first.

2

Repair Phase

We address blisters, open seams, penetration failures, and any areas of saturated substrate before coating. A coating over a leak is not a repair — we fix the leak first.

3

Surface Preparation

Power washing, primer application where needed, and seam tape at all laps and transitions. Proper prep is everything — coatings fail because of bad prep, not bad product.

4

Base Coat Application

First coat applied at manufacturer-specified mil thickness. We measure wet film thickness to verify proper application rate throughout the job.

5

Topcoat & Granules

Final coat applied. Granules embedded at high-traffic areas and walk paths if needed for foot traffic protection.

6

Inspection & Documentation

We inspect the finished system and provide you with documentation for warranty registration and your maintenance records.
